Q.  WHAT QUALIFICATIONS OR CREDENTIALS SHOULD A HOME INSPECTOR OFFER?

A  The very best qualifications and credentials consist of a combination of background and association with groups such as the National Association Of Home Inspectors and other local home inspection organizations, as well as several years of field experience. It is also vital to ask for references from past clients. I recommend more than 6 names of recent clients, This way you have a better chance of reaching these references, as opposed to having 3 names and getting answering machines for 2 of them.

Q.  WHY CAN'T I HAVE SOMEONE IN MY FAMILY WHO IS VERY HANDY OR A CONTRACTOR, INSPECT MY NEW HOME OR PROPERTY?  

A  This is the biggest mistake many potential buyers/sellers/homeowners make. Although the person you are considering may be very skilled, they are not trained or experienced at professional home inspections. Professional home inspection training and expertise is unique and like no other. Professional inspectors get, what we call, an inspector's instinct for problems. That instinct takes extensive training and lots of experience doing inspections to develop. Many contractors, and other trades professionals, hire a professional home inspector to inspect their homes when they make a purchase.

Q.  NOW THAT I KNOW I WANT AN INSPECTION--WHY BOSCH HOME INSPECTIONS INC.

Q.  HOW MUCH “LEAD TIME” IS NEEDED TO MAKE AN APPOINTMENT FOR AN INSPECTION?  

A  Typically our inspections are scheduled on a “first come first served basis.” However, unlike most inspection companies we are willing to “flex” our schedule to accommodate yours (within reason). We even perform inspections on the weekends and will accommodate for RUSH inspections as long as day light allows us.  

Q.  DO YOU CARRY LIABILITY INSURANCE AND ERRORS AND OMISSIONS INSURANCE?  

A  Yes-Licensed and Insured! Not only do we carry a bond, but unlike many inspection companies, we carry $1 million of aggregate liability insurance and E&O with agent referral indemnity which protects you and gives you peace of mind

Q.  SHOULD I BE PRESENT DURING THE INSPECTION?

A  We recommend that you be present at the site of the inspection. By you being present, the inspector can show you defects and explain why they are defective as well as point out important maintenance issues.

Q.  HOW LONG WILL THE INSPECTION TAKE?  

A  Most Inspections take about 2-3 hours. These times may vary depending on the size, age & condition of the home.

Q.  WHEN CAN I EXPECT MY REPORT?

A  Bosch Home Inspections Inc. makes every effort to either post your inspection report on our secure website or email you the report within 24 hours (typically in less time). Soon we will have the ability to provide results on site.
