This is a photo of a sheet metal flex duct for a bathroom exhaust fan. The bath room exhaust fan is the ceiling mounted fans that are put in place to relive the bathroom of steam and humidity from hot showers. By venting this steam and humid air into the attic the possibility of mold development is increased. These ducts should be vented out through the roof or to a soffit vent.

 

This is an example of what can happen when vent pipes and roof vents have flashing that is improperly installed. There are many roofing companies that are not familiar with the proper way to install flashing etc. etc. In the photo you can see the dark area in the roof sheeting around the white pipe this area is very soft wood that is now in a state of Dry Rot. This wood is very attractive to all wood destroying organisms and is no longer structurally sound.

 

When down spouts are located in area where they drain next to the foundation of a house there should be a splash block installed to prevent the water from washing way the soil from the foundation. It is recommended that when ever possible, down spout termination points should be routed away from the foundation.

 

Metal ridge vents are very common for attic ventilation although if not nailed properly they can be a prime area for roof leaks. The most recent practice is to use special screw with rubber washers or aluminum ring shank nails with rubber washers. In the case of some older roofs the nail heads must be caulked to prevent the nail from backing out and causing a roof leak.

 

In this photo you see a similar problem with an exposed nail head on the top of a shingle tab. This will result in a roof leak if the nail head is not caulked and the caulking is maintained on an annual basis. (Nail heads should never be exposed any where on the roof)

 

This is an example of a vent pipe that has been improperly installed. The black roofing tar has been applied to help prevent a roof leak. The problem here is the part that you can not see. Under the tar the metal flashing should fit under the shingles on the top and sides but on the bottom side the flashing should be on top of the singles so that any leaks from the top or side will flow over the shingles not .

 

In this photo we see how the flashing for a roof vent should be installed. The problem is that we see here that we have exposed nail head that should not be there. At this point Caulking the nail heads is the best thing to do.

 

All exterior outlets must have weather proof covers. A wet outlet and a small child is not a good combination. There are many different kind of exterior outlet cover available and for the few dollars and few minutes it take to install and new cover is well worth the time.

 

Here we seen an item that most everyone is familiar with although most people are not aware of the Fire Protection Code that this drop stair effects. Code requires that all walls and ceiling in the garage be covered and sealed completely with 1/2 inch or grater sheet rock. Drop stairs are covered with a thin piece of wood paneling that will allow a fire to spread

 

This photo shows the inside of an air handler that has an improper size and style of air filter. In this case this was the only air filter for the entire heating and cooling system, and as you can see this air filter is not filtering any air. Note: the air filter is the blue fibrous square in the middle of the photo

This is one of the most common items found with exterior doors. As you can see at the bottom corner of the door and the door frame there is some dark staining that staining is actually dry rotted wood. This is most often found at garage passenger doors and pool bath exit doors. These areas can be

 

The vast majority of wood fences are not installed or maintained to reach there peak life span. #1. the bottom of the 4 x 4 post should be wrapped in tar paper & or coated with roofing tar then set in concrete with 2” of concrete above grade. #2 the fence boards should be 2”+ above grade as to not wick moisture up the fence boards. #3 even though most fence

 

It is highly recommend that all double garage door have two tension springs.

In This photo we see an electrical Panel box with a open slot at the lower left corner. This open slop gives an improperly placed finger access to the buzz bar, touching this bar can cause serious injury and/or death. The simple repair of this item is to insert an electrical panel box blank slot cover

 

Seen here is one of the most, common problems found in side electrical panel boxes. As you car see there is two wires connected to one breaker, this is a fire safety hazard. In this case a double breaker can be added to allow for two wires.

 

Obviously this photo shows a broken truss webbing member. This can be a major concern when hurricane season comes around. This is very easily repaired by what called side is scabbing with 2x4’s on each side of the truss webbing member.

 

Roof life spans are reduced in this area of Florida due to our hot summers and heavy rainy season. In the photo we see a Palm tree that was planed too close to the house. As a Young tree it posed no threat but now as a near adult tree it is acting as a brume sweeping away the protective gradual

Roof vent pipes of all kinds should be installed so that the bottom side of the flashing boot is installed over the top of the shingle to the bottom side. In this photo we can not identify the Proper installation so it is recommended to keep a water tight seal around the vent pipe. This caulking seal

 

In this photo we see a similar problem to the issue with the attic drop stairs. Fire safety code requires that the garage walls and ceilings are to be sealed with 1/2 inch dry wall with Fire rated mud and tape. We see in the photo opening
